Development Standards

In order to maintain a uniform appearance at Turner Trace, the following  Development Standards will apply to all houses in The Village of Turner Trace.  These standards are the result of our belief in, and commitment to, the Philosophy of Turner Trace, and the Design Principles which work together to help create our Living Place.

Governor's Row Townhomes:

  • Georgian architecture, two story, two bath, two car garage.

  • Grilled windows, double hung type.

  • Brick exteriors, all sides with wood-look gables.

  • Period streetlights.

  • Large, landscaped areas, and street center islands.

  • Shingled roofs in heavy architectural style.

  • Entry doors to be solid Georgian style.

  • Decorative details. (flower boxes, decorative brackets, shutters, etc. where appropriate)

  • Polished brass kick plate, handle set, and door knockers.

  • Uniform addresses on walls.

  • All buildings to be compatible brick and trim colors.

Oakton, Lockford Walk & Inverness homes (minimum requirements):

  • 2 street trees from approved list.

  • 3 front yard trees from approved list.

  • 12 front yard bushes from approved list.

  • Matching front yard light on post and 2 coach lights. (to be used from dusk to dawn)

  • Uniform address plate.

  • Uniform mailbox and post.

  • Sodded front yard.

  • Minimum front setback of 15 feet.

  • Polished brass kick plate, handle set, and door knocker.

  • Front windows must have muttons (grills)

  • Architecturally compatible with period (quaint) architecture.

  • 2 car garages.

  • Concrete drives and walks.

Oakton:

  • Minimum 1800+ square feet.

  • Single story.

  • 2 or more bedrooms.

  • Wood product siding, brick or synthetic stucco consistent with period architecture.

  • Side yards 10 feet aggregate, 5 feet minimum.

  • Concrete drives and walks.

  • Steel, insulated, raised panel garage doors.

  • Steel, insulated, raised panel front doors.

  • Roof shingles to be 3-tab Weatherwood color.

  • Brick and siding to concur with predetermined color palette.

Lockford Walk:

  • Minimum 1800+ square feet for single story.

  • Minimum 1100 square feet first floor for a 2 story.

  • Rear alley access lots.

  • 3 or more bedrooms.

  • Wood product siding, brick or synthetic stucco consistent with period architecture.

  • Side yards 10 feet aggregate, 5 feet minimum.

  • Steel, insulated, raised panel garage doors.

  • Steel, insulated, raised panel front doors.

  • Roof shingles to be 3-tab Weatherwood color.

  • Brick and siding to concur with predetermined color palette.

  • Shutters on front of house, or detailing consistent with period architecture.

  • Decorative details. (flower boxes, decorative brackets, etc.)

  • Recessed garages.

  • Brick detailed walkways.

  • Fence detailing consistent with period architecture.

  • If home does not have brick siding, it must have split-faced block or brick wrapped foundation.

Inverness:

  • Minimum 2200+ square feet for single story.

  • Minimum 1200 square feet first floor for a 2 story.

  • 3 or more bedrooms.

  • Wood product siding, brick or synthetic stucco consistent with period architecture.

  • Side yards 15 feet aggregate, 7.5 feet minimum.

  • Steel, insulated, raised panel garage doors.

  • Steel, insulated, raised panel front doors.

  • Roof shingles to be 3-tab Weatherwood color.

  • Brick and siding to concur with predetermined color palette.

  • Shutters on front of house, or detailing consistent with period architecture.

  • Decorative details. (flower boxes, decorative brackets, etc.)

  • Recessed garages.
